So after a long time retired from Property business, im now finally selling off one of my houses, thus reducing my debts and my headache..
Details of the house is as below:
Purchase Price: 640,730.00
Loan amount: 541,467.00 (90%)
Date of purchase: 6 Sept 2013 (Based on SPA)
Selling price: 680,000.00
I will put in detail here the process that i have to go through to sell off this bumi house unit.
1. Buyer asked for mark-up, i informed agent that any extra RPGT due to this mark up, buyer has to bear.
2. Buyer gave cheque ( 2 Nov 2016) worth RM 21,624.00 to agent which later give to my lawyer. Now pending loan application.
(680k x 3.18%(3% agent fee + 6% GST))
3. I checked with bank on the lock-in period to avoid any penalty charge & also the remaining balance to ensure it is lower than the selling price.
Lock in period ends on 27 Feb 2014.
Remaining balance: 541,467.00
4. Banker advised me to get the redemption letter from the bank. But this will be done by my lawyer. This redemption letter will show the remaining balance plus interest for early settlement. Hopefully this amount is much less than the selling price.
